Legacy Station development near FMU advances

A new residential development known as Legacy Station, located off East Palmetto Street near the Francis Marion University campus in Florence, received approval from the Florence County Planning Commission. The approximately 61-acre site is slated for subdivision into 138 residential lots, with plans for commercial use at the front of the property, adjacent to East Palmetto Street.

The property’s current zoning is industrial or Flex Office/Light Industrial, meaning the Florence County Council must approve a re-zoning for the development to proceed. Shawn Brashear, speaking to the Planning Commission, noted that consultants had previously identified a desperate need for such development on that side of town.

The commission’s initial approval covers a sketch plan, which outlines the general concept for the site. Ethan Brown, Deputy Director for Florence County, indicated that this subsequent approval process could take anywhere from three to four months, or potentially up to a year.
